Is a new driveway worth doing before you sell in Pakenham? Usually not, and here is what to spend instead
No, in most cases. A full replacement at $6,600 to $14,400 on a typical 60 to 80 square metre driveway does not come back in the sale price. What pays is removing the reasons a buyer discounts: a trip lip, a crack that photographs badly, oil staining and weeds through the joints. Budget $600 to $2,500 on safety and presentation and you protect the price. Pour new concrete four weeks out and you are funding the next owner.

Pre-sale driveway spend estimator

What buyers actually notice at an open for inspection
They notice the driveway before they notice the house, because they walk on it. Three things register in the first ten seconds: is it clean, is it level, and is there anything growing out of it. None of those three requires new concrete.
What they do not notice is the finish. Nobody has ever told us they paid more for a house in Pakenham, Officer or Cardinia Lakes because the driveway was exposed aggregate rather than plain grey. They notice the opposite: a driveway that looks neglected makes a buyer wonder what else has been left. The driveway is a proxy for maintenance, not an asset with its own price.
There is one exception, and it is worth naming because it is common here. On acreage and rural residential blocks around Nar Nar Goon, Tynong, Bunyip and Garfield, the driveway is genuinely part of the property. A hundred metres of potholed gravel or failed asphalt costs a buyer money on day one and they price that in hard, usually at two or three times what the repair actually costs. On those properties, patching or overlaying the entry at $55 to $85 per square metre is one of the better pre-sale spends available.
What a pre-purchase building inspection writes up
Pre-purchase inspections in Victoria are carried out to the Australian Standard for property inspections, and the inspector reports on the condition of the site and its improvements, which includes the driveway, paths and surface drainage. These are the driveway items that reliably appear in a report:
- Trip hazards and level differences. Anything above about 10 mm gets written up as a safety hazard, and safety hazards are the ones buyers act on.
- Cracking wider than about 3 mm, especially where the two sides are not level, because that suggests movement rather than shrinkage.
- Falls that direct water toward the dwelling or into the garage. This is the expensive one. Inspectors are trained to look for it and the fix is $1,500 to $5,000.
- Subsidence or settlement at the slab edge, particularly on the newer engineered fill through Pakenham East and Lakeside.
- Ponding water and blocked or missing surface drains.
- Evidence of previous patching or an overlay, which triggers the question of what is underneath.
A note about the crossover, because Cardinia sellers get caught by this. If the Shire has issued a notice or order about a damaged or non-compliant vehicle crossing, that is a notice affecting the land and it belongs in the section 32 vendor statement. Fix it or disclose it: how to decide
The rule we use is simple. If the defect is visible, cheap and reads as neglect, fix it. If it is structural, expensive and honest disclosure protects you, disclose it and price the property accordingly.
Fix: stains, weeds, a dull sealer, a small trip lip, a hairline crack, a broken edge at the letterbox. Total spend $600 to $2,500 and every dollar of it shows up in the photographs and in how the property feels underfoot.
Disclose: a driveway that has genuinely failed, a known drainage problem you are not fixing, a council notice about the crossover, or subsidence that an engineer has looked at. Buyers discount for uncertainty far more than for a known, quantified problem. Handing a buyer a written quote for the repair often costs less than the discount they would invent for themselves.
Never: cover a structural crack with an overlay or a fresh coat of sealer a week before the campaign. It is the one thing on this page that can turn a price negotiation into a dispute. If we are asked to do it, we will decline and offer the honest version instead.
Timing: how long the work needs before photos
Concrete does not co-operate with a four week campaign. Foot traffic is fine after 24 hours, light vehicles after 7 days, and full strength arrives at 28 days. More importantly for a seller, fresh concrete keeps changing colour for 4 to 8 weeks as it cures and dries out, so a slab poured a fortnight before the photographer arrives will photograph blotchy and patchy, and there is nothing anyone can do about that on the day.
Realistic lead times to plan around in the Cardinia Shire:
- Clean, degrease, weed and joint sand: half a day on site, dry and photographable in 24 hours.
- Crack routing and sealing: half to one day, and the sealant should be left 48 hours before traffic.
- Reseal a decorative surface: one day, plus a dry weather window. Winter in Pakenham makes this harder than people expect, so book it with a fallback date.
- Grind a trip lip: a few hours, and it is usable the same day.
- Single panel replacement: 2 to 5 working days including base repair, then 7 days before a car goes on it.
- Full replacement: 5 to 7 working days on site, then 6 to 8 weeks before it photographs like a finished driveway. If your campaign starts sooner than that, do not pour.
- Anything touching the crossover: add 15 to 20 business days for the Cardinia permit before work can even start.

Two jobs we would tell you not to bother with
One: replacing a structurally sound driveway because it looks dated. A grey, slightly stained, slightly cracked but level and well-drained driveway is not costing you money at auction. A $9,000 replacement is. Clean it, seal the cracks, and put the difference into the things buyers do pay for, which are usually paint, presentation and the garden.
Two: the finish upgrade. Going from plain grey to exposed aggregate or coloured concrete purely for a sale is the most common thing sellers ask us about and the one we most consistently talk people out of. It is a genuinely lovely upgrade to live with, which is why we build so many of them, and it is a poor pre-sale investment.
