Two distinct sub-markets.

The first half of Cardinia Lakes (north of Toomuc Creek) was built 2008–2015 and is now in driveway replacement/resurfacing territory — first-pour slabs are now 10–18 years old, often unreinforced, showing hairline cracking and corner spalling. The southern stage (built 2016–2023) is still relatively new but already showing the same issues on blocks where the original builder skipped proper base prep and mesh-on-chairs.

Class H sites near the creek.

Cardinia Lakes blocks near Toomuc Creek and the man-made lakes are Class H (highly reactive) on AS 2870 site classification. That’s the highest residential reactivity class. Seasonal swell can move 40–60mm. Anything less than SL102 mesh + 150mm compacted base + 32MPa freeze-resistant concrete will fail within 5 years on these blocks. We site-survey before quoting to confirm soil class.
